Frequently Asked Questions

We want our residents to be successful throughout their college career. We understand the student’s needs from their home away from home, and we’re always here to help!

What does it mean to have an individual lease?

Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate does not return for the spring semester, you’re not responsible for their payment.

The 9 UCF’s monthly installment includes rent, internet, water, sewer, pest control, washer and dryer, 24/7 access to all of our amenities, and an excellent team to help you anytime you need them.

At The 9 UCF, we believe that your roommates are important to ensuring you have an enjoyable living experience. If you do not have preferred roommates, our managers complete roommate matching by hand. When completing your application, you will fill out a roommate matching questionnaire. We encourage you to fill this out completely and honestly so our team can hand pick roommates that are catered to you!

Rent will be divided into 12 equal installments, which are due each month on the first. Payments can be made through your resident with a credit card or ACH.

The preferred method of payment is online via your resident portal. Additionally, we accept certified funds (cashier’s check or money order).

Your lease does have an insurance policy associated with it; however, this policy will only cover landlord issued items. We recommend acquiring your own policy with a third-party company as it is generally inexpensive and will protect your belongings as well as landlord issued items. If you’d like to opt in to using a third party insurance company, please contact the office.

Our lease is binding and cannot be broken. You must re-let if you cannot live here after signing your lease. Please call the leasing office for information on re-letting.

If you need maintenance, you can go to your resident portal on our website and fill out a maintenance request. If it is an emergency and after hours, please call (407) 987-5305 and follow the prompt to select emergency maintenance.

The 9 UCF comes fully equipped with energy-efficient appliances and a designer furniture package, which includes a couch, chair, coffee table, media console, 55” TV, barstools, and washer & dryer in the common area. Your bedroom is fully furnished with a full-size XL bed, dresser, nightstand, desk, and chair.

There are three ways to receive mail or packages at The 9 UCF. Our Amazon Hub accepts packages from all carriers and a majority of package will be delivered directly to the Hub. All mail will be delivered to the office and then sorted into your mailbox that you share with your roommates. Oversized packages will be delivered to the office and are available for pick-up during office hours. We do not have the ability to store perishable items.

We suggest that you bring:

  • Bedding for a Queen-Size bed
    • These fit our bed sizes best and offer a more extensive selection
  • Toiletries
  • Dishes/Cookware
  • Decorations to make your new room feel like home!

While the main focus of your student’s college career will be on graduating and getting a fulfilling job, they also need to have fun along the way. At The 9 UCF, your student will create lifelong relationships and connections that will make them even more successful. Our great staff plans monthly resident events to get them involved. These events range from pizza parties to karaoke nights, resume-building classes, and gaming tournaments. We will keep our residents connected to events going on here, as well as events happening around town, so they don’t miss anything! We want your student to succeed, so we thought of them while designing The 9 UCF as a Living-Learning environment!

The 9 UCF is pet friendly! We have a limit of one animal per resident. All pets must be registered through PetScreening. We have a one-time pet fee and a monthly pet rent. If you have an ESA or Service Animal, no fees will be applied to your account as long as proper documentation is provided.
